By submitting ads, content, photos, data, or other materials to the site, or have you photo taken, or hunting with us you hereby grant having Razzor Ranch and it’s affiliates and subsidiaries a royalty free, perpetual,irrevocable,non exclusive, fully transferable, fully sublicensable right and license to copy, modify, display, distribute, perform, create, derivative works from,and otherwise use and exploit all such materials in any form , media,software or technology of any kind now existing or developed in the future. You further grant to Razzor Ranch and its affiliates and subsidiaries a royalty-free right and license to use your name,image and likeness in connection with the reproduction or distribution of materials. You hereby waive your moral rights in your submissions, to the extent such rights can be waived, under any existing or future law of any jurisdiction. Razzor ranch takes no responsibility and assumes no liability for any materials posted by you or any third party.
RAZZOR RANCH RIGHTS
Razzor Ranch does not monitor the materials , forums or listing services ( content ) posted or transmitted by you and/ or other third party information providers. Razzor Ranch reserves the right, in its sole discretion, to review, refuse to publish, remove, delete, move or edit any content without notice, at any time for any reason or no reason. By using the site, or services you expressly agree that Razzor Ranch.com/ Razzor ranch or owners of (a.) will not be liable to any claims, actions or judgments arising out of or related to any content and (b.) may monitor, refuse to publish, remove, delete, move or edit any content without notice at any time for any reason, without liability and without providing any refunds.

By using this site, visiting, hunting, or participating in any capacity at Razzor Ranch or property used by, weather owned or leased, you agree to indemnify, defend, and hold Razzor Ranch, and its owners, officers, guides, subsidiaries, agents , employees, contractors, directors, service providers, beneficiaries, trustees, harmless from and against any losses, actions, claims, proceedings, suits, judgments, settlements, or liabilities, (“claims”),and all resulting losses, damages, liability, fees, liens, assessments, penalties, judgments, costs, and expenses (including reasonable attorneys’ fees ). Made or initiated by any third party due to or arising out of your use of the site, property, or services.
GUIDES USE OR SERVICES
By using, hunting with or reliance on any guide, owners, agents, or contractors while visiting Razzor Ranch you agree that any and all information, agreements, in reference to any animal, bird, or any game hunted is only an estimate in Reference to size, weight ,sex, condition, species, or score. You fully understand and agree that This estimate may not be correct and you fully understand to only rely on any information given as an estimate. You further agree and understand that you the hunter make your own decisions on sex, size, condition, species, or score of any animal or bird hunted at Razzor Ranch and you take full responsibility on any game shot.
ACCESS AND USE
Access to the site or to portions thereof, or access to services we provide, may be occasionally interrupted to preform changes or necessary maintenance; or for certain types of force “nature” events ( e.g, “acts of god “ , weather calamities, riots, wars, internet connectivity issues, etc. ) beyond the reasonable control of Razzor Ranch for witch Razzor Ranch.com shall have no liability.
GOVERNING LAW; JURISDICTION
These terms & conditions, any transactions consummated there under, and any other disputes related in any way to your access to and use of this site and or it’s services shall be governed by and construed under the laws of United States and of the state of Florida, without regard to conflicts of law principles or rules thereof. Any legal action arising out of or related to these terms & conditions or your access to and use of this site and or its services must be commenced within one year after the cause of action arises. You agree and understand that Razzor ranch and its owners waive your respective right to trial by jury. Razzor Ranch and you agree to use best efforts to settle any dispute or claim arising out of, or relating to, these terms & conditions or your access to and use of this site and or it’s services. If Razzor Ranch and you cannot reach a written settlement agreement within 30 days of the raising of the controversy or claim, you shall submit the dispute to binding arbitration to take place in the United States, in the county of Hardee, Florida.

PROMOTIONS
All promotions are subject to availability and inventory. Razzor Ranch reserves the right to change, alter. Or cancel promotions at any time without notice.

DEPOSIT POLICY
Unless otherwise stated, any deposit amount place on a credit card, or any other kind of deposit used to hold any hunting date, cabin, outdoor adventure, fossil hunt, or any other activity at Razzor Ranch, or it’s affiliates is non refundable and can not be returned for any reason. Razzor Ranch and or its owners, and managers reserve the right to transfer any deposit to another date at our discretion, if requested.
All deposits are for hunting dates and NOT animals, at times an animal may not be available, or has been shot before a clients hunt. No Animals of any kind can or will be saved for any client at any time.
We advise all depositors to purchase a third party insurance policy to protect any deposit in case a date can not be made, or any delay in travel happens.
We will do our best at our discretion to help any client on transferring a deposit if we can.
Loss of part of a deposit. If a hunt is booked for a combo hunt or multi animal hunt, 50 % loss of the deposit for any animal not hunting or the change of the hunt animals, sizes, or amount of animals or game shot.
So for example if you book for gator/hog combo and change the hunt only to a gator, then you would loss $150 of your deposit, 50% of a hog hunt full price. If a person booked for hunting and does not show or changes to a visitor, then full deposit for that hunter is loss.
SKIN & QUARTERING/DISPOSAL FEES
It is fully understood and agreed that each animal shot will have a skin & quartering or disposal fee added to any final bill out. This fee is for skinning & quartering the animal and placing into clients cooler, and disposing of any remaining animal parts not taken, or donating the animal.
This fee will vary depending on type, size, and kind of trophy skinning mount wanted by client.
At no time will we just discard any animal, or donate any animals without charging a fee.
If any meat is traded out for any client, a fee for the replacement of the meat to be skinned must be charged.
STORAGE OF MEAT OR MOUNT
At no time will we store or hold any meat or mount for any one at any time. It is fully understood that we do not hold any mount or meat for any client to be picked up at any time in the future.
(we do not live on site and would have to pay a person to meet a client for pickup, & our guides are out on hunts)
If a trophy mount is left with us for taxidermy of our choice, we are not responsible for loss or damage of such mount at any time. A taxidermist will pick up at a later date and will contact you by info on your taxidermy card/tag. (This is a convenient service only, as we are just referring you to our choice of taxidermy. ) this is not a fast service , so please wait for the taxidermist to contact you!
PRICES YOU PAY
PRICES ADVERTISED ARE correct as of date of publication, but we reserve the right to correct any errors maid in advertising or any confirmed price that is incorrect.
Please confirm your pricing the day of your hunt or activity at our location, before you go on any hunt or activity.
CHECK IN POLICY
The minimum check in age is 21, and a valid form of government ID is required at check in. Check in time on your reservation can not be earlier than the time texted to the person booking the outdoor adventure. ( you will receive a text with your booking date and time to show ) with out prior approval of management, late check in after arrival time on your booking text will not be accepted. We do not live on the ranch, and our guides that greet clients a pond check in MUST get their sleep for the morning hunts and can not, without approval stay up late waiting on clients to show.
(Please contact us and make sure we can take any late arrival showing. )
NO SHOW POLICY/ NONE BOOKED CABIN USE
In the event a client/guest No shows to the ranch, or chooses not to check in for any reason into a booked cabin, the guest/client forfeits any deposits held for the cabin and at our discretion will be charged for any unused dates that was booked. ( do to the fact at time we have to turn down other bookings )
OVERBOOKING & RELOCATION POLICY
In the extraordinary event of non availability, due to over booking or any other unforeseen circumstances, or acts of god. We will try our best to book our clients in town at a hotel at the hotels current rate to be paid by the client.
CABIN TYPES
At no time will we guarantee any certain cabin to any guest, at times a cabin of a certain type may not be available, is booked, occupied, or not in service at a time when wanted, or needed.
MAXIMUM OCCUPANCY POLICY
Due to safety and fire code requirements, there is a maximum occupancy limit set on any cabin at the ranch. This person limit is set by management and cannot be changed. ( please ask at booking for limit per certain cabins )
DAMAGE POLICY
Damage to the property committed by any guest/client or person while on the ranch grounds, including but not limited to cabins,stands,barn,office, sheds, or cleaning station and/or property amenities,fixtures, furnishings, decor, linens, tvs, or other owned property, will incur additional charges that will be assessed to the guest/client or person, which is subject to the type and extent of the damage, per ranch owners discretion, but not to exceed 150% of fair replacement value and the cost of any labor.
Furthermore, any guest/client or person who negligently or intentionally causes damage to Razzor Ranch grounds, cabins or any property shall be liable for damages sustained by the staff and owner, including the Ranches loss of revenue resulting from the inability to use, book, any cabin,or property while the damage is being repaired. Willful and intentional property or other damage to Razzor Ranch property will be reported to appropriate law enforcement agency and Razzor Ranch/owners reserves the right to pursue criminal and civil charges against those who commit acts of property or personal destruction.
DOG FRIENDLY POLICY
Razzor Ranch location is dog friendly. Please note that all dogs must be house broken, none aggressive in any way, and on a leash when out of any cabin or barn. We at Razzor Ranch are Not responsible for any loss or hurt dog due to any circumstances or contact with any other animals or guns. A deposit of $500 per dog is required to have your dog stay at Razzor Ranch. This deposit will be returned if no damage is found, or extra cleaning is needed.
NONSMOKING POLICY
All our cabins,barns or office are non smoking areas, and any guest found to have been smoking, vaping, or using an E cigarette in any indoors will be assessed a smoking & specialty cleaning fee of $300 for additional cleaning and or repairs.
COMPLIANCE WITH LAWS!
Use of site is at your own risk. You assume full responsibility and risk of loss resulting from your downloading and/or use of content and services,and any other information,content, or materials accessed through or obtained by means of the site. Under no circumstances shall Razzorranch.com or its affiliates and subsidiaries, or their respective directors, provider, or licensor, guides,employees and agents,owners, trustees, or other owners, suppliers, provider, or licensee, be liable for any indirect, incidental, punitive, special, or consequential damages (including but not limited to damages for personal injury and/or death, lost revenues or profits, loss of business, or loss of data ) that are directly or indirectly related to your use of or inability to use the site, services, and/or content, even if advised of the possibility of such damages, regardless of weather such liability is based in tort
(including negligence), contract or any other legal or equitable theory. It is solely your responsibility to evaluate the accuracy, completeness and usefulness of the site, services, and/content. You are responsible for implementing sufficient procedures and checkpoints to satisfy your particular requirements for system security, accuracy of data input and output and for maintaining your own means for the reconstruction of any lost data or otherwise dealing with system security breaches. Even with the use of encryption, you acknowledge that the internet is not 100 percent secure medium and privacy cannot be guaranteed. HUNTERS/VISITORS RESPONSIBILITY .
It is fully understood and agree to that by hunting or visiting Razzor Ranch ranch, other hunting property used, gator farm property, other property used for hunting or other services, weather property is owned, leased or not that you the hunters, or visitors must read, sign, understand and agree with all waivers, rules & regulations, and gator agreements that are required by Razzor Ranch its guides, licensee, and or owners.
You the hunter or visitor agree NOT to hunt, visit, or participate in any services or activities on any property used for such activities of hunting, visiting, fossil hunting, atv/swamp buggy/utv/truck or other modes of transportation used for any purpose without signing all required waivers, rules & regulations, gator agreement or having or required licenses.
You fully understand and agree that you the hunter/visitor are also aware and fully responsible to know the correct hunting season, zones, times, distances or dates required by law to hunt any animal or bird, and will take full responsibility to make sure all laws are followed while hunting or visiting our properties or using our services. It is further agreed and understood that the hunter/visitor are fully responsible for the animal or bird shot, and any guide, web site info, photos, or other information received from us is only a estimate and should not be used or taken to be 100% accurate in reference to weight, size, sex, species , score or type of animal or bird. It is your responsibility to shoot the correct animal or bird you may want or require by law.
Group bookings, person booking for another!
You as the person booking any adventure, experience, hunting trip, or using our services or website fully understand, agree and take the responsibility to make sure all in their group are shown these Terms & Conditions, and that all have read, fully understand, and agree with these terms & conditions. If anyone in your booking group refuses to read, disagrees with any term or condition, that person shall NOT be allowed to use our site, services, or take part in any activity, hunt, adventure we offer. It would also be your responsibility to have any such person, not be in your booking party and book on his own, to make sure he complies with our terms & conditions.
As the person booking for a group, make sure all know, read, understand and agree with these terms & conditions or don’t bring them, or have them take part in your booking group at any time during your visit at any of our locations.
Weapons, Valuables, and Other Possessions
You and each member of Your Booking Group/ hunting party must retain his/her valuables such as cash, weapons, hunting tools, negotiable securities or other financial instruments, gold, silverware, jewelry, photographic/video/audio equipment or supplies, laptop computers, cellular phones or other valuables in their personal control at all times. Neither, Razzor Ranch, owners, guides, trustees, contractors or any Local Operator will be responsible for any damage to or loss of any of these items.
License Requirements
It is understood and fully agreed that any law that requires a license to hunt, use, take any animal or bird or be at a Location is fully the client’s /visitors responsibility to acquire before any hunt or visit to any of our property, leases, or land used for hunting, visiting, fossil searching or any outdoor activity. It is further agreed and understood that by using this site or visiting any of our hunting locations or using any services own or not, may require a license and such license will be obtained by you without us notifying you the hunter or visitor that it is or may be required. You the hunter/visitor accept full responsibility for purchasing the correct & any needed license or permit to complete any hunt/visit in connection with our property and or services offered.
IF WE CHANGE YOUR EXPERIENCE/HUNT.
Your booking is done in advance of your experience and may require or suggest the use of stands, trucks, swamp buggies, dogs, rifles, Atv’s, feeders and or other equipment used at our location and or other locations. We reserve the right to change your advance booking/ experience if needed do to not in service equipment, or currently in use equipment. We will do our very best to comply and fulfill your experience booking as booked, but acts of god, weather, and not in service circumstances that arise may force a change in your experience or booking.
Your Behavior
After booking an adventure, or experience with Razzor Ranch, our partners, or affiliate web sites you accept responsibility for your proper conduct and that of anyone in your booking group while on your experience at all times. If we, any of our guides or our persons in charge in their reasonable opinion that you or any person in your group is behaving in a manner as to cause or likely to cause danger, harm, being disruptive , or upsetting to any other persons, or our staff while using our services or being at any of our locations. We will terminate our services to this individual and have no further responsibility to such person. If this action happens, such person must leave location before services can move forward with remaining parties in the booking group.
No refunds will be made and we do not pay any expenses or costs incurred as a result of the termination.
Wounded Game
The hunting Guide may determine that you have wounded an animal which is not recovered is considered as hunted and is not subject to a refund. The possibility to hunt another animal is dependent upon approval by the guide and additional fees will apply . If You wound or kill the incorrect animal,You are responsible for all monies due for the cost of that animal before departing. Your Guide will do everything possible to instruct you on which animal, size of animal, sex, score, trophy or not, and give you their best estimate of information, this is only an estimate, If you are unsure of an animals/bitds, dont shoot There are no refunds or credit owed if You shoot or wound the wrong animal/bird. Bottom line is if in your guides opinion you wounded or hit any animal or bird, the fee associated with this animal or bird is due, weather found or not.
CHARGES FOR SERVICES, LODGING, NON – HUNTERS OR ANY ADDITIONAL FEES!
As a hunter/visitor hunting or any persons using any of our services at any of our locations you are here by notified that you may be charged fees & costs above and beyond any listed price for any animal, or activity. These fees may include skin & quartering of any animal or bird, taxidermy, meat processing, cleaning, ice, fuel, dog use, food, lodging, drinks, delivery of any thing, special requests for mount skinning, shipping, time extensions, gun or bow rentals, disposal of any animal remains, and other fees may be possible. Some of the above fees may be included in package priced hunts.
The above extra fees are not set and may increase or decrease as needed to complete services needed, require, or requested.
Hunting/visiting in outdoor activities have a very wide range of services needed, required or requested on animals. We may be dealing with a 100 pound animal or a 1,000 pound plus trophy full body mount. This wide verity and changes of services needed or required is one reason why a price may increase or decrease per hunt.
Please ask for costs involved with services before they are completed.
GIFT CERTIFICATES
The purchase of any gift certificate will have an expiration date of one year from date of purchase, even if the expiration date has been left out.
Use of any gift certificate can only be used for the hunting animals themselves, fossil tours, and buggy rides/tours.
No gift certificate of any amount can be used for anything else, like skin& quartering fees, tips, taxidermy, or meat processing.
All our gift certificates have no monetary value to them and can not be traded in for cash.(no cash value)
We reserve the right to correct and errors or omissions on any certificate.
All gift certificates must be original and present to be used.(no copies or photos)
All certificates are non refundable for any reason.
All certificates must be presented before any hunt or activity, and must be photo received at the time of your booking to be used.
